American Mountain Rentals Policies
OFFICE HOURS: The American Mountain Rentals office in Pigeon Tennessee is open from 9 am to 9:30 pm seven days a week. We are closed Thanksgiving Day and Christmas Day. Check-in: 3 pm - 9 pm Check-out: 11 am. Please contact the office in advance if you need to make special arrangements.
RESERVATIONS: Reservations are accepted up to 1 year in advance and confirmed rate will be guaranteed. Rates are subject to change without notice unless confirmed with a deposit.
A 50% deposit with a Visa, Master Card, or Discover credit card is required to confirm a reservation. American Mountain Rentals may use any funds received from guests immediately upon receipt of funds.
All rentals are subject to a small cleaning fee and a $40 reservation fee. Reservations which are changed 2 or more times are subject to a reservation change fee.
MINIMUM AGE REQUIREMENT: You must at least 21 years old to rent a 1 bedroom to 3 bedroom cabin or chalet and at least 25 years old to rent a 4 bedroom or larger cabin or chalet. Proof of age will be required at the time of check in.
MINIMUM STAY REQUIREMENT: There is a 2 night minimum stay for cabin rentals on non holidays in Off Season and In Season. Peak Season months of July and October have a minimum stay requirement of 3 nights. To see a breakdown of seasons see our Cabin Rental Season Chart.
Some holidays such as New Years Eve and the months of July and October (Peak Season) require a 3 night minimum stay and a 4 night minimum stay for Independence Day, Thanksgiving and Christmas Day. See our Holiday cabin rental chart with minimum stay requirements for complete details.
All two night and third night free stays are subject to a cleaning fee. Stay 2 nights get the 3rd night free stays are only valid in off season and when listed as a current discount on our Smoky Mountains cabin rental special discounts page.
Special Discounts on Extended Stay Cabin Rentals require at least 5 or 7 nights which varies by the unit. Check each unit for minimum stay requirement to qualify. Minimum stays requirements for extended stays are subject to change without notice.
HOLIDAY LIST: The following holidays are subject to at least Peak Season Cabin Rental Rates and may require a minimum stay longer than a 2 night minimum stay:

METHODS OF PAYMENT: American Mountain Rentals accepts cash, money orders, traveler's checks, and Visa, Mastercard, and Discover credit cards for cabin and chalet rentals. Personal or company checks are not accepted at check-in.
CANCELLATIONS: A 90% refund or 100% credit to another cabin rental will be made as follows:
- 1, 2 & 3 bedroom cabins/chalets with a minimum of 14 day notice
- 4 bedrooms & larger cabins/chalets with minimum of 30 day notice
- Cabins of all sizes on Holidays with a minimum of 30 day notice
All changes or cancellations must be received in writing. If proper notice is not given as indicated, the deposit will be forfeited.
We now offer travel insurance which can protect you in case of accident, illness, inability to travel because of weather conditions and more.

REFUNDS: No refunds will be given due to weather conditions or for early departures. We recommend four-wheel drive and/or chains in the fall, winter and early spring seasons.
Purchasing travel insurance for your Smoky Mountains vacation especial during winter or your local storm season may protect you in case you are unable to take your vacation or change your plans due to dangerous weather causing evacuations. Call (866) 999-4018 for compete details.
All properties are privately owned. Amenities, furnishings, and names of units are subject to change without notice. Your unit will be inspected prior to your arrival. The property owner and rental company will not give refunds in the event of a mechanical failure or absence of any item, or for any public utility problem. Public utility problems may be covered if you purchase travel insurance for your Smoky Mountains vacation.
No student groups, house parties or receptions are allowed in any of our units. If guests are found to be having a party, they will be asked to vacate the unit and no refund will be given.
Due to storm damage, the Brothers Cove picnic shelter is gone.
DISCOUNTS: Only 1 discount can be applied to a cabin rental. Discounts can not be combined nor can they be applied to special packages, pet fees, insurance premiums or any other fees or charges other than cabin rental charges.
On discounts offering free nights stay, you get the lowest priced night for free.
EQUIPMENT and FURNISHINGS: Phones are available in all units. Calling cards must be used for long distance calls and in some cases local calls as well.
The condition of the unit and its furnishings will vary due to the age, care and taste of the owner. Some owners have locked closets or garages containing personal belongings and are not included in the unit rental.
All cabins and chalets for rent have at least one TV that is connected to either Cable or Satellite service. Channel packages and availability are determined by the homeowner and are subject to change without notice. Service may go out in or after bad weather. Most cabins have a DVD player, VCR or both. Large Screen TV or Big Screen TV is defined as 40-inches or larger measured diagonally.
Equipment failures and problems with the unit must be reported immediately. You will be given an emergency number to be used after office hours for emergencies only such as: no heat, smell gas, no water, etc. Other equipment failures such as problems with the hot tub, gas fireplace, TV, etc., leave a message on our office voice mail. Repairs will be made as quickly as possible.
WIFI Internet Service: We have more cabins and chalets for rent in Pigeon Forge and Gatlinburg with WIFI High Speed Internet service than ever before.
American Mountain Rentals is not the internet service provider. Comcast Cable, Charter Cable, AT&T and Verizon provide most of the internet service to our cabins. The internet service providers alone are responsible for the speed, reliability and quality of internet service provided which can be affected by weather.
American Mountains Rentals cannot make any guarantees or offer any compensation concerning lack of or quality of internet services, compatibility with your internet-enabled equipment or being able to provide technical assistance setting up your devices on the WIFI connection provided.
We will whenever possible, provide a free WIFI connection to our guests during normal business hours at the main American Mountain Rentals office and the Brothers Cove Rental office.
Internet service provided to our guests are so that they can to do normal web surfing, E commerce, email exchanges and internet messaging. The internet service offered in our cabins and vacation home rentals is not for illegal activity including but not limited to illegal downloading or sharing of music, movies or software, visiting web sites with content illegal in the state of Tennessee, or high bandwidth use including and not limited to extensive online gaming, commercial use or high volume downloads. You may be billed for any overages that the Internet Service Provider bills the homeowner.
All users of public internet connections should have their own anti-virus and firewall software enabled.
LINENS and SUPPLIES: Bed linens and bath towels are provided along with basic kitchenware and utensils. Bed linens are not supplied for sleeper sofas or futons so please bring your own. Daily linen and towel exchanges may be made as needed between 10 am and 4 pm at the office. Many cabins have washers and dryers for you to use.
A starter supply is provided of personal soap, dish washing detergent, toilet paper, trash bags, and paper towels. Personal items such as shampoo or hair dryers are not supplied so please bring your own.
SWIMMING POOLS: We do not charge extra or own any of the pools whose access may be offered on some rentals between Memorial day to Labor Day. If the pool is closed, there are no refunds.
Some pools may require access cards or keys. For those pools such as in Chalet Village you will be required to leave a cash deposit that will be refunded upon return of the key to our office.
Pools are unsupervised so children must be accompanied by adults at all times. For safety no pool should be used around bad weather.
OUTDOOR GRILLS: Most Cabins or Chalets we rent have either a gas or charcoal grill, some units may have both. For charcoal grills you must bring your own charcoal and lighter fluid. Gas is supplied for gas grills.
FIREPLACES: Gas or Wood burning Fireplaces are not to be used April through September. Electric fireplaces may be used year round. You must supply your own firewood which can be purchased in town for any cabin in the Brothers Cove Resort.
SMOKING IN CABINS OR CHALETS: In accordance with Tennessee law enacted in October of 2007, smoking is only allowed in designated smoking cabins and chalets. Smoking is not allowed in any other rental cabin and if a guests smokes in a non smoking cabin or allows cigarette, cigar or pipe smoke to enter a non smoking cabin, by law will be reported to the state of Tennessee where you will be subject to a $500 fine and or arrest. You will also be charged a $250 smoke removal cleaning fee.
American Mountains Rentals takes the new Tennessee smoking laws seriously as well as the health and safety of future guests who may be effected by the after effects of second hand smoke.
OCCUPANCY and HOUSEKEEPING: Please limit occupancy in a cabin to what is posted on each cabins description which is at or within the local fire code established maximums for each unit.
Hot tub covers must remain on hot tubs and such be latched when not in use. Departure maid service is included in your rent, however we do require that you place all trash in bear proof containers outside and latch the lid in place, leave the kitchen clean, and lock all windows and doors. For cabins with keys we ask that you return the keys to the office.
DAMAGE BY GUESTS: In the event of damages or extra cleaning requirements created by guests, additional charges may be applied.

Prices, availability, terms listed on or communications or deposits paid through any other web sites/advertisements such as on the counterfeit Brothers Cove web site brotherscovevacationrentals.com and unauthorized fake listings on shopcabins.org, shopcabins.com, tennesseecabinsonline.com which has does not represent Brothers Cove or American Mountain Rentals will not be honored regardless of their statements claiming authenticity.
The only way you can be sure that you will be renting one of our cabins and that any funds will go to your rental is to make sure the reservation with your credit card information is made on this web site or that you call (800)508-6070 or (865)428-5551. We are not responsible for any of our cabin listings you may find on other sites including and not limited to Craig's List, VRBO or any other Rental By Owner sites.

WILDLIFE AND PESTS: The Great Smoky Mountains has more than 1,000 square mile of continuous wilderness including the Great Smoky Mountains national park, National Forests, state parks and wilderness areas. Though relatively rare, black bear and other wild life can be encountered outside of these wildlife sanctuaries. Wildlife normally will stay away from cabins and chalets unless it has been food conditioned.
For your own safety and the protection of our wildlife, we request that guests behave in an appropriate manner and keep their distance and that you do not feed bear, raccoons or any wildlife. You also need to make sure all food and garbage is secured so that wildlife does not have access to it and pets are not left outside unattended.
If you are imminent danger from wildlife dial 911 - DO NOT CALL THE RENTAL OFFICE! It is illegal to shoot at wildlife unless a humans life is in danger.
Every cabin and chalet on our rental program is treated at least monthly by a licensed pest control company. Sometimes, even this is not enough as seasonal pests such as lady bugs may swarm all at once and a few may get into your cabin.
Since you will be in a wilderness area, you should bring appropriate medications if you are allergic to wasp and bee stings. If you encounter any pest problems, please call the office. Refunds are not issued for pests.
PETS: Most of our units do not allow pets however there are many pet friendly cabins and chalets available in our rental program. A $125 cleaning fee per pet will be assessed if a pet is found in any of our units that do not allow pets.
When bringing your pet to a pet friendly cabin or chalet, there is a $50 pet cleaning fee per pet and we ask you to crate or cage any animal that will be left alone in a chalet or cabin.
Pet owners must clean up and properly dispose of all pet waste.
There is a $125 charge per pet for pets that have not been declared and paid for prior to arrival to the rental cabin or chalet.
Pet owners are responsible for any damage or any extra cleaning a cabin or chalet may require that is caused by their pets.
